I have recived a party wall notice
Firstly dont panic - in fact take comfort that your neighbour is following the correct procedure and providing you with written notice of the actual works which will clearly detail the works, how they affect you and what your rights are. Hopefully they will also include a set of architects drawings which is much clearer to understand rather than a comment - we are going to build an extension is that ok with you ?

What do I do ?
Do not ignore the notice, whilst it maybe boring, it is not going to improve your life simply ignoring the notice will not halt the process. The Act is designed in such a way as to not frustrate the neighbours building works and you may end up with a Surveyor being appointed on your behalf, in addition to causing unnecessary delays and potential additional costs to your neighbours which may lead to bad feelings long after the works have been completed. It is important that you respond to the notice in order to register your interests.
The notice served on you may sound aggressive or forceful using phrases such as 'serve you with notice' and 'in accordance with our rights' this is not your neighbours wording, this is notices based on government based documents in line with the legislation.
If your neighbours or their representative have completed the notices correctly they should of provided you with an acknowledgement form outlining the choices available to you.
My Rights
Within the notice you have options available to you and whilst a valid notice is served upon you they do not always correctly advise you of your rights.
1. You can consent to the works and require no further action
2. You can request a party wall award and agree to use one surveyor as the Agreed Surveyor
3. You can request a Party Wall Award is put in place but appoint a Surveyor to solely represent your interests
